Seven builders are actively selling in Sunbridge right now. Four more are coming in 2027. Prices start around $400,000 at Del Webb and run up to $922,000 for custom ICI Homes builds.

I walked every model home and sales center in Sunbridge. All pricing below is verified from builder websites as of October 2026.

How Many Builders Are in Sunbridge Right Now?

The Sunbridge developer’s website lists seven builders: Ashton Woods, Craft Homes (owned by Dream Finders Homes), David Weekley Homes, Del Webb (Pulte), ICI Homes, M/I Homes, and Perry Homes.

Two of the original five Weslyn Park builders have sold out. Toll Brothers announced their “final opportunity” in February 2025 with homes from $819,995. Pulte Homes (the non-Del Webb brand) has also sold through their Weslyn Park allocation. Meanwhile, ICI Homes, M/I Homes, and Perry Homes joined in late 2025, bringing the current count to seven.

Four more builders are on the way. My development pipeline post has full timelines. Short version: Taylor Morrison (Heron Bay, 526 homes), Tri Pointe Homes (Neighborhood D-East, 289 homes), Lennar (546 homes, south of Jack Brack Road), and a Pulte/Toll Brothers joint venture called Woodline (436 homes).

Osceola vs. Orange matters. Heron Bay and Woodline are in Orange County (City of Orlando). That means different property tax rates, school districts (OCPS, not Osceola), and utility providers. If school zoning matters to your family, confirm the county before you fall in love with a floor plan.

What Is the Real Monthly Cost? (SSD + HOA + Taxes)

Sunbridge uses a Sunbridge Stewardship District (SSD), not a CDD. It collects both bond debt service and operations & maintenance assessments, separate from your HOA fees.

NeighborhoodHOA / MonthSSD / Year (Est.)Notes
Weslyn Park (SF)~$138$1,250 – $2,450SSD varies by lot width
Weslyn Park (TH)~$403 – $443~$1,250Higher HOA covers exterior
Del Webb$378 – $441~$2,100 – $2,600Varies by series
Heron BayTBATBAOrange County tax structure
WoodlineTBATBAOrange County tax structure

On a $500,000 Weslyn Park home with homestead exemption, you are looking at roughly $650 to $750 per month in property taxes, SSD, and HOA combined. That is on top of your mortgage. My Sunbridge cost of ownership breakdown walks through the full math.

Which Schools Will My Kids Attend?

Voyager K-8 opened in 2024 as a three-story prototype school serving the Sunbridge community. It is already nearing capacity less than two years after opening. The school district is seeking a $16 million expansion.

High school students are currently zoned for Tohopekaliga High School, though a rezoning was underway in late 2025. Confirm current zoning with the Osceola County School District before making decisions based on school assignment.

Osceola is a choice district. Families can apply to schools outside their zone, but you provide your own transportation.

If you are buying in Heron Bay or Woodline, those are Orange County Public Schools. Completely different district, different zoning, different calendar.

Do I Need a Realtor for New Construction in Sunbridge?

Short answer: yes. Here is why.

Most Sunbridge builders require your buyer’s agent to be registered before or during your first sales center visit. If you walk in alone and sign the guest log, some builders will refuse to honor an agent relationship later. The builder pays the agent’s commission, so having representation costs you nothing out of pocket.

What a buyer’s agent does on a new build: reviews the purchase agreement, negotiates incentives and closing cost credits, monitors construction, coordinates your independent inspection, and handles closing. Builder sales reps work for the builder.

Which Builder Fits Your Budget?

Here is how I frame it for buyers:

Under $500K: Del Webb ($400K-$642K, 55+ only), David Weekley 34-ft ($428K base), M/I Homes Avenue Series ($450K+), Craft Homes ($465K+). Best options for first-time buyers or downsizers. Note: David Weekley’s $428K is the base plan price; current available inventory starts higher.

$500K – $750K: Ashton Woods ($483K-$697K), Craft Homes upper plans ($500K-$735K), David Weekley 50-ft ($520K+), Taylor Morrison Heron Bay (low $500Ks when it opens). Sweet spot for families who want space and upgrades.

$750K+: Perry Homes ($730K-$875K, 60-ft lots, 3-car garage) and ICI Homes ($743K-$922K, custom-built on 60-ft lots). Premium product for buyers who want the most home Sunbridge offers.

What Builder Incentives Are Available Right Now?

Builders are competing for buyers, and the incentive packages reflect it. As of October 2026:

  • Ashton Woods: 4.99% fixed rate + closing costs on select homes
  • Craft Homes: Rates starting at 2.99% (5.959% APR) through preferred lender
  • David Weekley: $2,000 flex dollar offer (March 2026 through February 2027), plus 3.99% fixed rate on select QMIs
  • M/I Homes: 7/6 ARM at 4.875% (5.765% APR), 5.875% fixed on select QMIs closing by December 2026
  • Perry Homes: Up to $50,000 in Flex Cash on select homes

My take: These incentives change monthly. The rates are through builder-preferred lenders, and the APRs often tell a different story than the advertised rate. Always compare the builder’s preferred lender offer against at least two outside mortgage quotes. I am happy to connect you with lenders who work specifically with Sunbridge buyers.

I am Mike Chen, a licensed realtor with La Rosa Realty Celebration. I own 10 investment properties across Central Florida.

Full disclosure: I earn a commission when I represent buyers in new construction purchases. Every price here comes from builder websites, verified in October 2026. Where I give an opinion, I label it.

I will walk through model homes with you, explain the differences that do not show up in floor plans, and make sure you are registered with every builder before your first visit.

Is Sunbridge a good investment?

Tavistock Development (the Lake Nona team) is building nearly 1M sq ft of industrial space, major road projects, and has a second Del Webb with 1,055 homes proposed. The fundamentals are strong, but appreciation requires patience. I own 10 investment properties across Central Florida and the long-term trajectory here is solid.
