01 Sunbridge Home Prices by Builder

Sunbridge spans two main neighborhoods: Del Webb (55+ active adult) and Weslyn Park (all ages, multiple builders). Prices range from the low $300s to over $900K.

Sunbridge sits in unincorporated Osceola County (Tax District 300). The total ad valorem millage rate is 13.8253 mills.

Many websites cite Osceola County’s average rate of ~15.2 mills, which blends in higher municipal rates from Kissimmee and St. Cloud. Sunbridge’s actual rate is lower because it is unincorporated.

On top of the millage, every dwelling pays a $312/year fire rescue assessment (flat, non-ad valorem).

Sunbridge has a Sunbridge Stewardship District (SSD) that funds roads, parks, trails, and water management across the community. This shows up as a separate line item on your annual tax bill, not in your monthly HOA.

06 Sunbridge Homeowners Insurance

Sunbridge has three advantages that keep insurance costs below the Florida average:

  1. New construction built to the 2001+ Florida Building Code gets a minimum 68% discount on the hurricane-wind portion of premiums.
  2. FEMA Flood Zone X (minimal risk). Flood insurance is not required for federally-backed mortgages.
  3. Inland location. Wind coverage is included in standard HO-3 policies here, unlike coastal areas that need separate windstorm policies.

Estimated annual premiums for Sunbridge new construction range from roughly $2,400 to $5,800 depending on dwelling coverage amount, deductible, and insurer. The Florida insurance market is stabilizing: Citizens Insurance approved an 8.7% rate decrease in January 2026, the first decrease since 2015.
