I sell homes in Sunbridge. I’ve walked every model, negotiated with every builder, and helped buyers and sellers on both sides of the transaction here. Most “community guides” about Sunbridge are written by agents who cover the entire Orlando metro and visited once. I live this market.
If you’re considering a move to Sunbridge in 2027, here’s what you actually need to know: the real costs, the real timeline, what’s built, what’s coming, and the things nobody puts on the sales brochures.

What Sunbridge Actually Is
Sunbridge is a 27,000-acre master-planned community in Central Florida, developed by Tavistock Development Company. That’s the same developer behind Lake Nona, which should tell you something about the long-term vision here.
Key facts you need to know right away:
| Total size | 27,000 acres across a 30-year build timeline |
| Developer | Tavistock Development Company (same as Lake Nona) |
| Location | Spans Orange and Osceola Counties, east of Orlando |
| Mailing address | St. Cloud, FL (not Orlando, not Lake Nona) |
| ZIP codes | 34771 and 34772 |
| County jurisdiction | Osceola County |
| School district | Osceola County Schools |
| Active communities | Weslyn Park (all ages) and Del Webb Sunbridge (55+) |
| Status | Actively building. Early stages of a 30-year plan. |
Sunbridge is not a single neighborhood. It’s the overarching master plan, and right now two residential communities are active inside it.
The Address Confusion: St. Cloud, Lake Nona, or Orlando?
This trips up nearly every buyer I work with. Sunbridge sits directly adjacent to Lake Nona, and some listings market it as “near Lake Nona” or even “Lake Nona area.” It is neither.
Sunbridge is in St. Cloud. That distinction matters more than most buyers realize:
| Sunbridge (St. Cloud) | Lake Nona (Orlando) | |
|---|---|---|
| County | Osceola | Orange |
| School district | Osceola County Schools | Orange County Public Schools |
| Property tax rate | Osceola (generally lower) | Orange (generally higher) |
| City services | St. Cloud / Osceola County | City of Orlando |
| Mailing address | St. Cloud, FL 347xx | Orlando, FL 328xx |
| Developer | Tavistock | Tavistock |
| Median home price | ~$415K (St. Cloud area) | ~$550K+ |
Same developer, different jurisdiction, different tax bill, different schools. If schools matter to you (and they should, even for resale value), confirm the exact zoning for any home you’re considering. Don’t rely on listing descriptions.
The Two Communities Inside Sunbridge
Weslyn Park (All Ages)
Weslyn Park is the family-oriented community inside Sunbridge. Multiple builders are active here, including Pulte Homes, Toll Brothers, and others. New construction starts in the mid-$300Ks and goes up from there depending on builder, floor plan, and lot.
What’s in place: new home construction across multiple phases, community parks, walking trails, and proximity to the Sunbridge trail system. New phases are opening in 2026 and 2027, which means more inventory and more floor plan options.
Weslyn Park’s amenity campus is growing, but it’s still early. If you’re comparing it to an established community with a full clubhouse and pool complex, manage your expectations. The amenities are coming, but they’re on a timeline tied to the buildout.
For a full breakdown of Weslyn Park’s HOA structure, read our Weslyn Park HOA fees guide.
Del Webb Sunbridge (55+)
Del Webb Sunbridge is the 55+ active adult community inside the Sunbridge master plan, built by Pulte Homes under the Del Webb brand. This is the community I specialize in.
Four home series cover a wide price range:
| Series | Price Range | Sq Ft Range | Style |
|---|---|---|---|
| Scenic | ~$323K – $400K | 1,300 – 1,800 | Single-story, low maintenance |
| Distinctive | ~$400K – $550K | 1,800 – 2,400 | Mid-range, popular upgrades |
| Echelon | ~$550K – $1M+ | 2,200 – 3,200+ | Premium, largest floor plans |
| Villas | ~$323K – $420K | 1,200 – 1,700 | Low-maintenance attached |
The Hammock Club is Del Webb’s 27,000 sq ft amenity center, and it’s already built and open. Full restaurant, resort-style pool, fitness center, arts studio, amphitheater, tennis and pickleball courts. This is the most complete amenity campus in Sunbridge right now.

What It Actually Costs to Live in Sunbridge
This is where most guides fail. They list the home price and stop. Here’s what you’ll actually pay every month:
| Monthly Expense | Del Webb Sunbridge | Weslyn Park |
|---|---|---|
| Mortgage (30yr, 6.5%, 20% down) | $1,635 – $2,780 | $1,400 – $2,200 |
| HOA | $470 – $540 | $200 – $350 |
| CDD assessment | $90 – $180 | $90 – $150 |
| Property taxes | $280 – $650 | $250 – $500 |
| Homeowners insurance | $200 – $480 | $200 – $450 |
| Utilities (avg) | $250 – $350 | $250 – $400 |
| Total estimated monthly | $2,925 – $4,980 | $2,390 – $4,050 |
These are estimates based on current rates, typical down payments, and actual fee schedules. Your numbers will vary based on purchase price, credit score, down payment, and insurance quotes.
The CDD is not optional.
Community Development District assessments fund infrastructure (roads, water, sewer, stormwater). They’re billed with your property taxes and typically run $1,100-$2,150/year in Sunbridge. Unlike HOA fees, CDDs eventually sunset when the bonds are paid off, but that’s 20-30 years out. For a full breakdown, see our Sunbridge cost of ownership guide.
The Sunbridge Market Heading into 2027
The St. Cloud area single-family market as of mid-2026:
| Metric | Value | What It Means |
|---|---|---|
| Median sold price | ~$415,000 | Affordable vs. Orlando metro ($480K+) |
| Sale-to-list ratio | 98% | Slight negotiation room, not a fire sale |
| Active listings | 235 | Healthy inventory, buyers have choices |
| Median days on market | 45-60 days | Not flying off shelves, not sitting either |
What this means for 2027 buyers: you have leverage. Builder incentives are available, resale inventory gives you options, and the 98% sale-to-list ratio means sellers are negotiating. This is not the 2021 market where homes sold in 48 hours over asking.
For buyers comparing new construction vs. resale in Sunbridge, know that builders are actively competing for buyers right now. Rate buydowns, closing cost credits, and upgrade packages are common. Use that. A resale home in Sunbridge will typically price below what the same floor plan costs new, but you lose the builder warranty and the ability to customize.

Who’s Moving to Sunbridge Right Now
I work with buyers here every week. Four profiles dominate:
Young families choosing Weslyn Park. They want new construction they can afford, a yard, and proximity to Orlando without Orlando prices. Weslyn Park’s price point hits a gap between older St. Cloud inventory and the higher-priced Lake Nona market.
55+ buyers relocating from the Northeast and Midwest. Del Webb Sunbridge draws heavily from New York, New Jersey, Connecticut, and the Great Lakes states. No state income tax, lower cost of living, and the Del Webb brand is one they trust from their home markets.
Lake Nona shoppers who hit the price ceiling. Lake Nona’s median price runs $150K+ higher than Sunbridge. Buyers who want the Tavistock ecosystem but can’t justify Lake Nona’s premium land here. The adjacency to Lake Nona Medical City is a major draw.
Early adopters betting on appreciation. Sunbridge is in the first decade of a 30-year plan. Buyers who watched Lake Nona’s trajectory from cattle ranch to $700K+ medians are making the same bet on Sunbridge at a lower entry price.
What’s Coming to Sunbridge in 2027 and Beyond
This is the part that matters most for long-term buyers. Sunbridge is building on a 30-year development timeline across 27,000 acres. For context, Lake Nona is about 17,000 acres and has been building for 20+ years.
What’s planned or in progress:
- Commercial and retail space. Tavistock has planned commercial areas within the Sunbridge master plan. Specific tenants and timelines are not yet public, but the infrastructure is being laid.
- Additional residential communities. Weslyn Park and Del Webb are just the first two. More neighborhoods will come online as the plan develops.
- Schools. Osceola County has plans for school facilities to serve the growing Sunbridge population. For now, students attend existing Osceola County schools.
- Parks and trail system. The Sunbridge trail network is already partially built. The full plan connects residential areas to commercial centers and natural areas.
- Road infrastructure. Narcoossee Road improvements and new connector roads are part of the long-term plan to handle growth.
The honest take: if you need everything to be built and ready right now, Sunbridge will frustrate you. Grocery stores, restaurants, and retail are a drive away (10-15 minutes to the nearest full-service options in St. Cloud or Lake Nona). If you’re comfortable buying into a vision and being an early mover, the upside is real.
Schools, Healthcare, and Daily Life
Schools
Sunbridge falls under the Osceola County School District. Zoned schools depend on your specific address within the community. Confirm school zoning directly with the district before buying. If Orange County schools were part of your calculus, know that Sunbridge is not in that district.
Healthcare
Sunbridge’s strongest geographic advantage is healthcare proximity:
- Lake Nona Medical City: about 25 minutes. Houses the VA Medical Center, Nemours Children’s Hospital, UCF College of Medicine, and expanding specialty clinics.
- AdventHealth facilities: under 25 minutes to multiple locations.
- Osceola Regional Medical Center (HCA): about 25 minutes in St. Cloud/Kissimmee.
For 55+ buyers, this healthcare access is a major differentiator. Most 55+ communities in the Orlando area are 30-45 minutes from a medical center of this caliber.
Commute and Drive Times
| Destination | Drive Time from Sunbridge |
|---|---|
| Downtown Orlando | 35 min |
| Orlando International Airport (MCO) | 25 min |
| Lake Nona Town Center | 15-20 min |
| Lake Nona Medical City | 25 min |
| Cocoa Beach (nearest beach) | 60 min |
| Disney / theme parks | 40-50 min |
| St. Cloud downtown | 10-15 min |
Grocery and Daily Errands
No grocery stores inside Sunbridge yet. Nearest options are Publix and Walmart in St. Cloud (10-15 minutes) or the Lake Nona area (15-20 minutes). This is the most common complaint from current residents, and it will improve as commercial development progresses, but it’s not resolved today.

Sunbridge vs. Lake Nona: The Real Comparison
I get this question weekly. Here’s the honest comparison:
| Sunbridge | Lake Nona | |
|---|---|---|
| Stage of development | Early (decade 1 of 30) | Established (20+ years) |
| Median home price | ~$415K | ~$550K+ |
| Property taxes | Osceola County (lower) | Orange County (higher) |
| Schools | Osceola County | Orange County |
| Walkable retail | Not yet | Yes (Town Center) |
| Medical access | 25 min to Medical City | Inside Medical City |
| Developer | Tavistock | Tavistock |
| 55+ community | Del Webb Sunbridge | Gatherings (condos only) |
| Appreciation potential | Higher (earlier stage) | Moderate (already priced in) |
They share a developer but are not interchangeable. Lake Nona is what Sunbridge aspires to become over the next 20 years. If you need an established neighborhood with walkable restaurants, shopping, and a built-out medical district, Lake Nona is the choice. If you want to buy at a lower price point and ride the same development trajectory Tavistock proved at Lake Nona, Sunbridge is the bet.
The Honest Downsides of Moving to Sunbridge
No agent tells you this part. I will.
- It’s still a construction zone. Depending on where you buy, you’ll see and hear active construction for years. Trucks, dust, early morning noise. That’s the reality of buying into a community that’s building out.
- Limited retail and dining. No restaurants, grocery stores, or shops inside Sunbridge yet. Everything is a drive. If you’re coming from a walkable urban area, this is an adjustment.
- Road infrastructure is catching up. Narcoossee Road handles a lot of traffic and the growth is outpacing road capacity in spots. Rush hour commutes to Orlando can run longer than the “35 minutes” the map shows.
- Resale competition with builders. If you need to sell your Sunbridge home in the next few years, you’re competing against the builder’s new inventory, incentives, and model homes. That’s a tough position for resale sellers in an actively building community.
- HOA and CDD add up. Between HOA fees, CDD assessments, and higher Florida insurance rates, your monthly costs will be higher than the mortgage alone suggests. Budget for the total cost of living, not just the purchase price.
None of these are dealbreakers for the right buyer. But you should know about them before you fall in love with a model home.
Already Own in Sunbridge? What You Need to Know About Selling
If you’re a current Sunbridge homeowner considering selling, three things matter right now:
Price against the builder, not against your neighbor. Buyers can walk into a model home and buy new with incentives. Your resale has to be priced to compete with that, or it sits. Read our guide on pricing your Sunbridge home for the full strategy.
Sunbridge’s brand is still building. Unlike Lake Nona, which buyers nationwide recognize, Sunbridge is still earning its reputation. Your listing needs to clearly explain what Sunbridge is, who Tavistock is, and why the location matters.
Get a CMA, not a Zestimate. Automated valuations don’t account for builder incentives, new phases opening, or the nuances between a 2023 resale and a 2026 new build in the same community. A proper comparative market analysis from an agent who knows this community is where you start.

Frequently Asked Questions
What is Sunbridge Florida?
Sunbridge is a 27,000-acre master-planned community in Central Florida developed by Tavistock Development Company (the same developer behind Lake Nona). It spans Orange and Osceola Counties with a St. Cloud mailing address. Two residential communities are currently active: Weslyn Park (all ages) and Del Webb Sunbridge (55+).
Is Sunbridge in St. Cloud or Lake Nona?
Sunbridge uses a St. Cloud mailing address and falls under Osceola County jurisdiction, including Osceola County schools. It is adjacent to Lake Nona but separate in terms of county, school district, property taxes, and city services. They share the same developer (Tavistock) but are distinct communities.
How much does a home cost in Sunbridge in 2027?
New construction in Weslyn Park starts in the mid-$300Ks. Del Webb Sunbridge ranges from approximately $323K (Scenic and Villa series) to over $1M (Echelon series). Resale homes in both communities are generally priced below new construction equivalents. The broader St. Cloud area median is around $415K.
What are the monthly fees in Sunbridge?
Del Webb Sunbridge HOA runs $470-$540/month. Weslyn Park HOA is lower at roughly $200-$350/month. Both communities have CDD assessments of approximately $1,100-$2,150/year. Total monthly housing costs (mortgage, HOA, CDD, taxes, insurance, utilities) for a typical $400K home run $2,800-$3,500.
Is Sunbridge a good investment?
Sunbridge is in the early stages of a 30-year development plan backed by Tavistock, whose track record at Lake Nona took home values from entry-level to $700K+ medians over 20 years. The lower entry price and planned infrastructure expansion create appreciation potential. The risk is timeline: full buildout is decades away, and early buyers accept construction, limited retail, and developing infrastructure in exchange for lower prices. Read our sell now or hold analysis for the full picture.
What schools serve Sunbridge?
Sunbridge is zoned for Osceola County Schools. Specific school assignments depend on your address within the community. Confirm zoning directly with the Osceola County School District before buying. New school facilities are planned as the community grows.
